Proactive Building Maintenance

"Proac"tive HVAC Hygiene Program

Congratulations! You've just taken the first step to partner with PROAC Corporation to promote this value, added program to your building occupants and clients. The goal of our programs was designed to assist you in the detection and correction of maintenance and Indoor Air Quality problems you or your customers may have. Using PROAC's training, products, and services will elevate the quality of service you provide to your building's occupants or customers.

Building owners and managers are hearing and learning more about lack of maintenance and how it affects Indoor Air Quality in the work place, healthcare facilities, institutions, manufacturing sites, pharmaceutical environments, and housing developments. You have the opportunity to provide your customers with Proactive Maintenance that will increase efficiency and guard against IAQ complaints directed towards you and your customers.

You want to be the person or company that introduces a solution to the IAQ problem. Today, Proactive HVAC Hygiene should be part of your basic service, not an add-on. HVAC contractors around the country are including IAQ in their service package - those who do not, fall behind in the marketplace. WHY, because building owners and managers are looking for fewer vendors to handle more of their concerns. They also look to their HVAC contractor to maintain all aspects of the HVAC system, including IAQ. You must offer IAQ services and products to stay competitive and show "due diligence." You do not need to be and Industrial Hygienist or Microbiologist to serve your building occupants or your customers. You just need to learn how to properly maintain hygiene in an HVAC system and know when to call in the experienced professionals at PROAC Corporation.

This program provides you the following to do just that:

  • Training and certification on Proactive HVAC Hygiene products.
Controlled Release Technologies "Key Contractor Program."
  • A convenient checklist and survey for all personnel to use and fax or email to PROAC
  • Qualified leads will be followed up by both partners
  • HVAC Systems Hygiene services, including duct cleaning and sanitizing by NADCA certified ASCS's at PROAC
  • Testing for IAQ concerns by PROAC
  • Ongoing and on-site support from PROAC for service technicians to complete the checklist and relate concerns to their office
  • Incentive for technicians to complete surveys and review with management

According to the National Air Duct Cleaning Association (NADCA) - Assessment Cleaning and Restoration (ACR) 2006 standard see section 3.1 a commercial facility should have their ductwork, air handlers and all machinery affecting indoor air quality inspected every year - this does not necessarily mean a cleaning but just a visual inspection of maybe some lab testing of air quality. After 10 years or more of not being cleaned, this could affect the indoor air quality by the particulates (dusts, dirt, fungal spores and insulation decay) that are emitted through time. When moisture due to water damage or condensation is involved with these particulates that can promote fungal growth. Occupants with immune compromises or allergies could be affected much easier with these particulates in the air. Occupants with open wounds may even be affected with infections as well.

If you see any residue or buildup on grills and diffusers, then cleaning may be needed. As soon as you see any buildup on these areas you should seek NADCA and/or IAQA certified company and have your ducts and air handlers inspected and cleaned as needed. In cases where there is insulation deteriorating, the ductwork should be cleaned and coated with an anti-microbial sealant to protect insulation from further breakdown and to keep all fibrous material contained within the sealant. In some cases new insulation may need to be replaced depending on the severity of insulation breakdown. We install/distribute a truly closed cell material "IMCOA." Any cleaning method will lightly abrade the surface and the chance of fibers sloughing off later is not likely when a repair coating is applied after cleaning. The coating should be water based with an anti-microbial agent like Flex Seal Ductile. Also, the anti-microbial should be a solid as no efficacy is lost due to evaporation during curing time.

When an HVAC system has buildup within it or exhaust fans have dirt or grime on them it may affects the whole balance of the system and lose efficiency as well. When a duct, turning vanes, fan, etc. is fouled significantly it will affect the pressurization of the system. It can change the negative and positive room pressures depending on the buildup. So over time loss in energy costs may be greater than what it would cost to stay PROACtive with HVAC system restoration.

You should be aware that PROAC Corporation is certified through NADCA and the IAQA - the 2 leading associations in the IAQ industry, excluding ASHRAE, that contribute to training, certification and setting standards. On job sites, not just in the office, we have personnel certified for duct cleaning (Air System Cleaning Specialists and Certified Ventilation Inspectors) as well as Mold Remediation (IAQA Certified Mold Remediators). This is an uncommon combination in the industry and we're proud to be on the cutting edge of service for our client's. Otherwise, 2 companies would need to be contracted for cleaning and mold remediation if the situation were to arise. Also, we have a consulting side to our business, which includes Industrial Hygienists and IAQA Certified Indoor Environmentalists who perform IAQ and building inspections/surveys.

Adding to our resources even more is the fact that we use and distribute premium products such as specialty coatings for insulation, drain pans, and cooling towers and carry a Certified Distributor/Applicator designation with Controlled Release Technologies.

We also install a patented exterior duct insulation system that is guaranteed for 20 YEARS! We'll wait to meet you in the discuss other products/services.

  • "We called on Proac to decontaminate an occupied dormitory room. A water leak caused mold growth on the walls and carpet. All the occupant’s possessions had to be removed, decontaminated and stored in a trailer while the work was completed on the room. Again, this project was completed in a professional and timely manner."
